1. Mortgage pre-approval: your first move
Before visiting a single property, get your mortgage pre-approval. It gives you your real budget, lets you act fast when you find something you like, and puts you in a strong negotiating position. In a market where good properties disappear in days, being ready makes all the difference.
2. Choose the right area before the right property
Location is the one thing you can't change. Each area of the South Shore has its own feel: Brossard for families and services, Longueuil for urban life and accessibility, Saint-Lambert and Boucherville for a village feel and tree-lined streets. Before looking for a property, find your area, we can help you figure it out.
3. Separate must-haves from nice-to-haves
Make two lists: your absolute non-negotiables (bedrooms, garage, yard) and things that would be a bonus. This distinction prevents you from missing a great property that doesn't have quartz countertops but checks every truly important box. We help you build that list from our very first meeting.
4. Building inspection: never skip it
The pre-purchase inspection is your safety net. It reveals costly problems invisible to the naked eye: aging roof, water infiltration, electrical issues. Even in a competitive market where some buyers waive it to attract sellers, our advice is clear: never give it up. A $400 inspection can save you $40,000 in nasty surprises.
5. A broker costs the buyer nothing
The buyer's broker fees are paid by the seller. As a buyer, you get an expert by your side, for showings, analysis, negotiation, and paperwork, at no extra cost to you. That's arguably one of the best deals in the entire transaction.
